Using a property manager

Property managers who offer their services for a fee must be registered real estate sales representatives working for a licensed real estate agent who is in charge of the agency.

If you choose to use a property manager, carefully consider the person’s experience in property management. Ask about:

Paying rent

There are two types of payments a tenant must pay:

  1. Rental security bond
  2. Rent

The rental agreement will include the amount which needs to be paid, how often and by which payment method.

The tenant must have at least one payment method option free of any fees. The tenant and landlord must both agree if they want to change the rent payment method.

Tenants are not required to pay any other costs such as administration fees, re-inspection fees, charges for sending tenant utility invoices or breach notices.

Rent inspections and privacy rights

A tenant has the right to quiet enjoyment of the rental home. This means they should not be unnecessarily contacted or visited by a landlord.

A landlord has the right to enter a property, however there are rules about the reasons they can enter and when they can enter.

There are also rules about what they can and can’t do when they are on the property.

Giving notice 

The landlord must give the tenant notice to enter the home. How much notice depends on the reason they’re entering the home.

Rent increases

A landlord can increase the rent but there are rules to follow depending on the type of rental agreement. 

If the rules are not followed, the tenant does not have to pay the rent increase.

A tenant can also challenge a rent increase in court.

To increase the rent, an agent, landlord or park operator must give at least 60 days’ notice using one of the following forms:
